As real estate marketing professionals, we are learning that you need to actively engage with other people on social media and share great graphics and content. Surprisingly, the more you like, comment, and share other people's posts, the more love you receive back.

Facebook

Facebook is where people share stories, memories, hopes, and dreams. This platform is perfect for residential real estate agents to connect with their clients and broaden their network. In addition, you can join many Facebook groups to network with your peers, learn from real estate experts, and grow your business.

Twitter

Twitter is an excellent online platform for reaching professionals busy sharing and connecting with others with similar interests. Registered users can post, like, and retweet tweets, but unregistered users can only read publicly available ones.

Instagram

Instagram is the perfect platform for sharing videos about your current listings, motivating people to dream about where they could live, and providing an inspiring real estate future. Use all of your professional photos and on-site videos as posts and stories on this platform to reach your desired audience.

How often should a real estate agent post on social media?

The frequency of posting is different for each social media platform. Here are some examples of days and times other professionals have found useful when scheduling social media posts.

Facebook

The primary goal of Facebook is to engage with your followers. Therefore, you will need to share quality graphics or videos, information, resources, and relevant questions to increase engagement. You can reserve your resources by only posting once a day because Facebook’s algorithm values quality over quantity.

The best times to post on Facebook are when your specific followers use the platform. Everyone has an opinion, but only you know when your followers are active. You can view your stats and analytics area to see when they are most active and schedule your posts accordingly.

Some suggested times include:

  • Tuesday, Wednesday, or Friday from 9 AM – 1 PM
  • Monday & Thursday at 8-9 AM, 5 PM, & 2 AM
  • Monday through Saturday between 1 PM – 3 PM
  • Wednesday through Sunday between 11 AM and 4 PM

Twitter

Twitter is a fast-paced platform flowing with various topics that people follow, respond to, and share. By focusing on a few specific issues, you can collect many followers interested in learning about your valuable information and starting conversations. You can also share more often on this platform because it is fast-paced.

The best times to post on Twitter are when your specific followers use the platform. Everyone has an opinion, but only you know when your followers are active. You can view your stats and analytics area to see when they are most active and schedule your posts accordingly.

Some suggested times include:

  • Mondays and Thursdays between 1 PM and 3 PM
  • Tuesday and Thursday between 9 AM and 11 AM
  • Wednesday at 12 PM, 3 PM, 5 PM, & 6 PM
  • Wednesday between 9 AM and 3 PM

Instagram

On Instagram, you have several posting opportunities. For example, you can share pictures and videos as posts or stories. Stories will disappear after 24 hours. And you can share 15-second multi-clip videos with audio as reels. Instagram is a highly visual platform, and sharing visually engaging content often gains you more attention. This platform is excellent for sharing up to two posts per day and three stories per 24-hour cycle.

The best times to post on Instagram are when your specific followers use the platform. Everyone has an opinion, but only you know when your followers are active. You can view your stats and analytics area to see when they are most active and schedule your posts accordingly.

Some suggested times include:

  • Monday: 6 AM, 10 AM, and 10 PM
  • Tuesday: 2 AM, 4 AM, and 9 AM
  • Wednesday: 7 AM, 8 AM, and 11 PM
  • Thursday: 9 AM, 12 PM, and 7 PM
  • Friday: 5 AM, 1 PM, and 3 PM
  • Saturday: 11 AM, 7 PM, and 8 PM
  • Sunday: 7 AM, 8 AM, and 4 PM

What should I post on social media?

The 80/20 rule indicates that 80% of social media posts should be helpful to your audience — meaning, it educates, entertains, or offers a solution to their problems — and only 20% should explicitly promote your business.

People don’t go on social media to see advertisements. Instead, they log on because they’re bored and want connections, entertainment, inspiration, or information to improve their lives. Finding “funny and entertaining” content is the number one reason for using social media, followed by the desire “to fill up spare time,” according to a report by Global Web Index.

Providing the type of content that your audience goes to social media for gives them a reason to follow you. In addition, by providing helpful content to your audience, you can give them something rather than ask them to “buy” things. This allows you to keep their attention long-term and build a sustainable relationship so that they’ll continue to be loyal to your brand as their housing needs evolve.

Social media platforms offer so many creative ways to showcase property photographs. For example, you can create a video slideshow using photos on Facebook itself. Or, you can create a carousel post on Instagram, where you can feature more than one photo at once, and your followers can scroll through it. Creating assets like slideshows or carousels is that you can highlight multiple rooms within one property. This gives your followers a more realistic depiction of your latest listing.
